Preventive Maintenance (PM)

Preventive maintenance is an important strategy for effective building maintenance. In considering it, you should ask the following questions:

1.Can preventive maintenance be shown to work (avoid breakdowns)?

2.Is preventive maintenance cost effective?

3.Will preventive maintenance make my life easier or harder?

19.0 What Is PM?

PM is a series of tasks that can:

1.Extend the life of an asset. Example: Cleaning drains on a flat roof will extend its life.

2.Detect that an asset has had critical wear and is going to fail or break down. Example: A quarterly inspection shows a small water leak from a pump seal.
