Appendix B

Sample Short-Sale Addendum plus Short-Sale Information and Advisory

Why do you need a short-sale addendum? Because, as we note in Chapter 8, even the best standard real estate purchase contract isn’t written to handle the unique terms and conditions involved in a short sale. A short-sale addendum is drafted specifically to deal with the nuances of short sales.

Everything we say in Appendix A about a real estate purchase contract applies equally to a short-sale addendum. It’s a legal document. Your real estate agent or lawyer should provide the appropriate addendum form used in your area and help you fill it out. Don’t leave any spaces blank on the addendum.

Check it out Like purchase contracts, short-sale addendums vary enormously in length, complexity, and terms from state to state and, within a state, from one locality to another. The forms included in this appendix are representative samples of well-written, comprehensive documents. You can access this short-sale addendum online at www.dummies.com/go/homebuyingkit7e.
